2. Sales formalities step by
step
You've made up your mind.

We check if all the necessary
documents are there.
- Is the house built in
conformity with the rules?
- Has the municipality delivered
the "Iskan"? (Official confirmation
of the correct end of the
works)
- Is there a "Tapu" (title deed,
Turkish official paper of
property)
- Can the "Tapu" be transferred
to your name?
- According to a mutual agreement on
payment, we fix the contract.
- How is the Tapu being transferred
to your name?
- necessary: copy of the identity
card/ passport of the buying and the
selling party, address, first name of
both parents and the "vergi"-number.
(Turkish social security number,
obliged to have by opening accounts
and performing big sales. We arrange
this number for you!)
- We send these documents to the
Tapu office for the sales
transactions.
- Tapu procedures for non-Turkish
citizens take approximately 3 months.
This waiting time can also extend
according to the number of
applications.
- After the waiting time, the
official buying permission is
official and the tapu will be
transferred to your name.
- Price of the Tapu, calculated by
the municipality of Alanya: 3% of the
value indicated on the Tapu.
- We take care of all these
formalities. The only thing you have
got to do is to sign the papers.
- In the mean time, we can help you
to open a bank account on your name,
so you can easily follow up your
payments from here.
- For the duration of the waiting
time for the Tapu, we'll organise a
notarial document that appoints you
as one and only true owner of the
house. That way, you immediately have
an official guarantee that the house
cannot be sold further.
- After signing all contracts, all
there is left to do is turning your
key in the lock of your dream
house!

- Our commission for settling the
sales amounts to 3% of the total buying
sum.
3. Service after the
sales
- All progresses of the works as the
extras, if any, are followed up and
sent to you regularly by e-mail, so you
can follow them up as well from your
home.
- In case you're not using the house
all year long, we offer the possibility
of putting an extra service-clause in
the contract, so we can execute all
maintenance, reparation and insurance
procedures in your name. For what
concerns your bills, we advise you to
pay them with an automatic paying
instruction to your Turkish bank.
- We also like to advise you with the
decoration of your house. Therefore we
have made a deal with different big
furniture shops and decoration firms,
where you buy at the best prices.
- Transfer from and to the airport:
The first year, you'll enjoy our free
service, no matter how often you
come.
